AS A BUYER, WILL I RECEIVE CLEAR TITLE? 

Absolutely!!

Auction Sells Fast assures that the title conveyed will be INSURABLE by a licensed title insurance company.  We assure that a buyer must be able to obtain a Title Insurance policy, or else she will receive a full refund of her deposit.

Title Insurance is the HIGHEST form of assurance regarding title one can obtain.  If a buyer pays cash, he has the right to decline title insurance if he so desires (a lender typically mandates purchasing a title insurance policy as a condition of the loan).  Title insurance entails a one-time payment which insures the property's title for as long as it remains in the purchaser's name.

What ASF and other R/E auction firms do is NOT the same as a Sheriff's Sale!!

Our terms and conditions specify that a buyer must be able to obtain a title insurance policy, whereas at Sheriff's Sale, the Sheriff sells ONLY the title THAT HE HAS!!

While it's true that going through foreclosure (i.e. Sheriff's Sale) does "wipe out" any junior liens (i.e. non-first-mortgage liens), the Sheriff's Sale process offers ZERO protection against other potential title defects (e.g. heirship issues which went undetected on a previous transfer).
